Why should I use a professional to manage my home?

Hiring professional management vs self management means giving you back valuable time. A professional management company handles the following tasks:  

  • Maintenance and repairs so you are not disturbed during your busy day 

  • Collect and remit payments including county and state taxes accordingly

  • Registering your property with the State with appropriate tax authorities and maintaining annual reporting as required.  

  • Market your property on the online travel agencies where we have a host account to maximize your income opportunity.

  • Offering co-broke referral fees when co-broker send a guest to book your property.

  • Communicate with guest during the reservation process through their departure staying in touch with them for return visit!

Can I choose to disallow pets, smokers, large families, etc.?

At Coastal Beach Florida Vacations we comply with the Fair Housing Act. We cannot disallow guests from a member of a protected class under the Act. Pets are cute and if you accept pets (and they are permitted at your complex) we will collect a non-refundable pet fee which you receive. You cannot deny a service animal. We market all our rental properties as non-smoking. If you have additional questions regarding this Act; please see our Fair Housing page.

Do you provide me with a report of activity on my property?

A rental report will be provided to you with the rental income and expenses incurred during that month/period. We also report (as required by the IRS) your rental income on form 1099 or 1042 appropriately. At the end of the year, you will receive the year end summary for tax reporting purposes. We are always available to assist you with understanding the report.
